BUILDING SPECIFICATIONS

Irrigation, Landscape, & Sod
Included in the contract is an allowance of $25,000 for the installation of a full irrigation system, electric for irrigation, landscaping, and sod.

Concrete Pavers
Included in the contract is Sand Set Old Chicago Brick for the driveway, pool deck, front porch, covered loggia, and steps at both Loggia and Front Porch. Installation is standard and color is to be determined.

Concrete Block
Exterior walls to be traditional masonry CMU per plans.
Option: Exterior walls to be poured in-place concrete modular panel erected at job site.

Concrete Stairs
Steps to front porch and loggia will be poured concrete to be covered with Old Chicago Brick.

2nd Floor System
Second floor system to be TJI floor joist and ¾" CDX plywood.

Metal Handrails/ Decorative Railing
Included in the contract is the material and installation of aluminum railing with wood top cap on front and side elevations where noted.

Wood Framing
Per plans.

Cornice and Soffit
Cornice fascia material to be smooth 2 X 4 Cypress
Soffit to be T&G 1 X 6 Smooth Face VJT Clear Cypress

Interior-Trim & Millwork
All windows and doors will have factory applied 4 9/16th paint grade extension jambs.
All windows will have 1 ¼" thick 6" or 4" wide wood sill aprons. (Width of sill varies with window style and location)
Base boards to be 7 ¼" paint grade LDF. Profile to be determined.
Door and window casings will be 3 ¼" paint grade LDF. Profile to be determined.
Plinth blocks will be used at all interior doors.
One set of pull down stairs to attic will be installed in the garage.

Outriggers and Exterior Trim
Outriggers to be 4 X 5 cypress per plans. Color and finish to be determined.
Columns to be fiberglass per plans.
Cypress crown fascia at bay windows per plans.

Wood Ceilings
Included in the contract is the material and installation of select grade cypress square joint T&G ceilings at the Covered Lanai and Front Porch.

Crown Mouldings
Included in the contract is three-piece paint grade crown moulding (Profile to be determined) to installed in the following locations:
  • Living Room
  • Kitchen
  • Foyer
Two-piece paint grade moulding (Profile to be determined) to be installed in:
  • Master Suite
One-piece paint grade moulding (Profile to be determined) to be installed in:

Stair Case
Included in the contract is a wood stair case to be made of the following:

Insulation
R-30 BATT to be installed in all living area ceilings
R-11 BATT to be installed in the garage ceiling

Rigid insulation on all exterior concrete block walls

All interior walls to receive sound insulation.

Roof Covering
C Panel metal roof over secondary rain proof 40 roof, color to be determined.
5/8" CDX Plywood sheathing.
Valley and "L" flashings.
Metal drip edge over 1 X 2 Fascia material.
PT Drip over 2 X 8
Single-ply membrane roofing on flat deck areas.

Guttering
Install 6" guttering above front entrance, garage doors, and at right elevation over terrace and spa/patio. Guttering, rain conductors, and down spouts to match roof color.

Exterior Doors
Door in garage to be a 1 ¾" flush solid core 2 panel paint grade door w 2 ¼" applied mouldings.
Garage Door to be a 16 X 8 raised steel and insulated.

Interior Doors
Swing doors will:
  • Be pre-hung on paint grade jambs
  • 1 ¾ inch thick
  • 8' Solid Key West Style Doors
Hardware
Exterior door hardware will be:
  • Andersen or Caradco bright brass finish lever sets to operate stainless steel multipoint locking systems on all doors.
  • Locking systems will include single cylinder deadbolts with thumb turn.
Interior door hardware will be:
  • Baldwin series levers in polished brass with Everbright lifetime warranty finish.
  • All doors leading into bedrooms and bathrooms will have privacy sets.
    Note: Included in the hardware are doorstops or hinge pin stops on all doors, steel with polished brass finish.
Windows and French Doors
Window: Andersen or Caradco Equal Casement Impact Resistant
All windows will be impact resistant, tinted with standard color frame, and include costal hardware packages.

French Doors: Andersen or Caradco Equal Impact Resistant
All french doors will be impact resistant with tinted glass and factory applied 4 9/16th paint grade extension jambs. Color to be standard selection.

Note: All fixed architectural units above windows and french doors shall be Andersen or Caradco Equal impact glass.

Marble Floors
Included in the contract is an allowance of $12/sf for material and installation of Saturnia marble floors in the following locations:
  • Master Bathroom Floor
  • Master Bathroom Shower Floor and Walls
  • Master Bathroom Tub Deck and Walls
    Note: Marble will be run to ceiling in Master Bathroom Shower and Tub Area.
Ceramic Tile
Included in the contract is an allowance of $7/sf for material and installation of ceramic tile in the following locations:
  • Bath #1 Floor
  • Bath #1 Shower Floor and Wall
  • Bath #2 Floor
  • Bath #2 Shower Floor and Wall
  • Guest Bath Floor
  • Guest Bath Shower Floor and Wall
  • 2nd Floor Terrace
  • Laundry Closet
    Note: Ceramic Tile will be run to ceiling in all secondary bathroom shower areas.
Wood Floors
Included in the contract is an allowance of $20/sf for the installation of Brazilian Walnut, Bolivian Rosewood, or Antique Pine wood flooring in the following locations:
  • Foyer
  • Powder Room
  • Kitchen
  • Living room
  • Stair Case
  • 2nd Floor Hallway
  • 2nd Floor Hallway Closet
  • Morning Bar
Carpet
Included in the contract is an allowance of $40/sy for Sisal type carpet to be installed in all bedrooms and bedroom closets.

Painting
EXTERIOR:   Hardy Board to be primed and painted with (2) coats exterior latex paint, (1) color for body, (1) color for trim. Stucco to be primed and painted with exterior latex paint. All fascia and corner boards will have one coat oil base and one coat finish. All fascia boards, windows, doors, and corner boards will be caulked with 100% acrylic caulk. Fiberglass columns to be painted same as trim color.
INTERIOR:   Ceilings and walls will receive a prime coat and a finish coat of latex flat paint (1) color. Trim will be primed with (1) coat oil based paint, putty, fill, sand, and then (1) coat enamel. All caulk will be 100% acrylic.

Paint colorations will be as follows:
  • All rooms will receive (1) color on walls and ceilings and (1) trim color.
Concrete stain paint will be used on the garage floor. Color to be determined.

Stucco
Stucco to be to be 7/8" thick smooth finish to the bottom of hardy plank siding.
Float finish on interior block walls of the garage.

Drywall
5/8" drywall on walls and ceilings with 1 X 3 furring.
All walls and ceilings to be finished smooth.
½" Dura-rock in all bathroom tub and shower areas.
Framed walls of garage to receive 5/8" drywall

Shelving
Included in the contract is the installation of full wood style closet shelving with a full custom package in the master and rod and shelves in the secondary bedrooms.

Mirrors and Bathroom Accessories
Included in the contract is an allowance of $1,200 for material and installation of all bathroom accessories and medicine cabinets.
Included in the contract are ¼" clear plate mirrors installed over all vanities and will extend to ceiling.

Shower and Tub Enclosures
Included in the contract are shower enclosures in all bathrooms to be frameless and 76" AFF with finish to match faucets.

Shutters
Included in the contract are decorative cedar shutters to be installed per elevations.

Included in the contract is the installation of a security system to include the following:
  • Master control panel with a minimum of eight zones and capable of dual reporting
  • Communication Dialer
  • System to be homerun wired to individual openings and electrical wire numbers utilized to identify individual drops
  • 12V Strobe indicator light to be installed under eaves
  • 1 Interior Siren
  • RJ31X Telephone jack and interface cord
  • Telephone run from master panel to telephone company will be homerun/dedicated line
  • All devices will be U.L. rated for alarm application specifically
  • 12V Photoelectric smoke detector fire circuit shall be integrated into the alarm system
  • All download/master codes will retain factory default values
  • Sensors will be inset on all openings
    Note: Fire circuit will not be installed by Electrical Subcontractor.
Sound
Included in the contract is the prewiring of the following rooms for sound:
  • Living Room
  • Outdoor Patio
  • Covered Loggia
  • Kitchen
  • Master Bedroom
    Note: All speaker and control cables will be homerun to the main equipment location. All Speaker wires will be run from the main equipment location to the volume control/keypad location to the speaker location. All volume control/keypad locations will have a Category 5 wire run to the main equipment location for keypad audio control. One RG-6 Quad from main equipment location to attic scuttle area for FM antenna. One Category 5 from main equipment location to distribution panel for telephone. Two RG-6 Quad from main equipment location to distribution panel for modulation.
Electrical Sub-contract
Included in the contract are the following:
  • 200 AMP main service with (2) 100 AMP circuit breaker panels
  • Copper wiring throughout
  • Outlets provided for washer, dryer, pool lights, (4) security lights, (2) landscape stubs, and (7) ceiling fans.
  • All high hats with H&/310P trim and white baffles and 75 Watt R30 halogen bulbs
  • Light fixtures boxes into locations per plans throughout residence
  • All Decora devices to be white with white plastic plates
  • Floor outlets into (2) locations with Brass or Brushed Nickel trim plate
  • Fluorescent lights for garage, kitchen under cabinets, laundry closet, and all bedroom closets
  • Ceiling fan openings in (7) locations: Living Room, All Bedrooms, Covered Lanai (2 Fans to be installed at Covered Lanai)
  • Power to Air Condensing and Air Handling units
  • Furnish (2) doorbells, (1) on the patio and the other inside the residence. Double stroke with (1) doorbell button located at front door.
  • Furnish and install (1) 120V circuit to the lights for the entrance of the driveway. Allowance of 50' from the house.
